FOKE SUPPORTS OPTION A
Because:
- Option A provides consistent minimum lot sizes across the R2 (low-density residential) zone in the Ku-ring-gai local government area . This reduces complexity in planning.
- The proposal for smaller lot sizes around Neighbourhood (Local) Centres in Option B will result in greater concentrated canopy and vegetation loss, potentially threatening biodiversity corridors and Ecologically Endangered Communities.
- The smaller lot sizes around neighbourhood shops in Option B do not fit in with the surrounding neighbourhood character. Option B will reduce amenity with closer located driveways, less area for roadside planting and decreased on-street parking.
- Option B’s smaller lot sizes and greater densification around Neighbourhood shops has no verification of the area’s capacity for additional infrastructure and services required.
- Option B’s smaller lot sizes will have negative impacts on Neighbourhood Centre’s urban fabric, streetscape and lead to canopy loss.
- Option B’s 700sqm minimum lot size would set a minimum lot size precedent for other areas in Ku-ring-gai.
