It is urgent that you submit your objections for the amended SSD-83478456 plans by Monday 22 June 2026, 5pm HERE.
FOKE recommends refusal of SSD-83478456 at 21–25 McIntosh Street & 55 Werona Avenue for
the following reasons:
- Fails to comply with KLEP 2015, KDCP, SEPP (Housing) 2021 and ADG standards.
- Overshadows neighbourhood properties and has extremely negative impacts on the State Heritage listed Eryldene considered to be one of the most important and iconic heritage properties open to the public in Ku-ring-gai and NSW.
- Negative impacts on adjoining heritage conservation areas.
- Inadequate setbacks, building separation and visual privacy.
- Inadequate solar access to neighbouring dwellings.
- Inadequate deep soil zones for planting tall trees resulting in canopy loss and biodiversity decline.
- Unacceptable pressure on ageing infrastructure particularly water and sewerage.
- Prone to intensify stormwater flooding downstream impacting on other properties.
- Negative and adverse cumulative impact on the local road network without significant additional infrastructure. Traffic in the vicinity of Gordon Station and the arteries between the East Gordon hinterland and the Pacific Highway are already over congested.
- Provides no cumulative impact assessment to account for the strain of this and other proposed SSDs for the local community, services and infrastructure.
- Fails to deliver meaningful or lasting public benefit.
