This is a Developer Applicaiton (DA) and not a State Significant Development (SSD) due to the size of the development.  It has been submitted to Ku-ring-gai Council who has referred it to the Sydney North Planning Panel (SNPP) for assessment.

Lorne Avenue residents are hoping to rally as much support as possible from the community to submit objections to this DA (submissions close Friday 6th June).

This development affects more than just the residents of Lorne Avenue as our street functions as one of the main arteries of Killara.

Main areas of concern for the community to consider include the following:

• Impact to existing streetscape.  The height and FSR bonus from in-fill affordable housing on top of the TOD uplift would mean that this building towers over relatively new multi-unit residences on either side of the site.  As the built form is double the height of the adjacent buildings when viewed from street level, the change in height is very abrupt and no consideration was given for a more gradual transition in height.

• Loss of tree canopy and lack of deep soil.  The DA is severely under the KLEP requirement for deep soil, while grossly exceeding the KLEP requirement for site coverage and leaving very little space for a garden.

• Traffic and parking impact on the already medium to high traffic flow and parking requirements on Lorne Avenue, particularly on weekends with various children’s sports taking place in Regimental Park. The traffic situation will already be worsened by the proposed change to Havilah Street in Lindfield (No Right Turn) which will drive more northbound traffic to Lorne Avenue.

Residents understand the need for additional housing in the area and are not naive to believe that nothing would ever be built at 23-25 Lorne Avenue. However, the current proposal goes against the green leafy character of Killara and surrounding suburbs and is completely incongruous with the existing streetscape.
